Construction Project Engineer

Description of work:
The Project Engineer (PE) is the primary generator and custodian of all project documents: Requests for Information, Submittals, Schedules and Change Orders. The PE is responsible for seeing that these documents are generated with the correct information and distributed to the correct parties in a timely manner to ensure the project schedule can be met. They are also responsible for keeping the project folders of project documents clean and organized. At the start of a project, a PE will work alongside a PM (level I, II, or III) dissect the bid documents, create submittal logs and schedules.

Additionally, a PE may be involved in pricing change orders for submission to the GC/Owner, coordinating drawings and drawing reviews with the design team, or the generation of any other documents/spreadsheets that are useful for tracking a project at the direction of the PM. 

Qualifications:

  • 2-4 years of higher education (Construction Management or Engineering preferred) and/or trade experience.  

  • Project Engineer Primary Duties:  

  • Document Control

  • Create, publish, send, file on server, and follow up with RFIs (requests for information) and submittals.

  • Ensure that files and folders on the server follow the standard file naming convention and folder structure

  • Receive bid documents from the estimating team and organize across the project folder in the appropriate folders. If a document is missing from estimating or the customer, request, receive and file those documents. 

  • Create Change Order Requests and review with PM prior to sending to the customer.

  • Receive, file, send, any subcontractor project documents as required.

  • Receive, file, and track field Daily Statement of Labor (DSL’s) to be turned into COR’s.

  • Understand and verify compliance to project specs and AISC throughout the project lifecycle.

  • Receive and file updated contract drawings and archive or slip sheet old drawings set to be the most current. Inform the team of new drawing sets.

  • Print drawings for installation crew and/or ensure they have the most up to date set of drawings.

  • Project Management Assistance

  • Assist the PM to track and control project costs (Traculator).

  • Assist the PM to coordinate the project internally from design to fabrication to shipping to installation (Release for Fabrication, Requests for Detailing, Requests for Estimating, Requests for Shop Work)

  • Source vendors and collect pricing for project-specific material purchases.

  • Attend and participate in periodic project meetings.

  • If engineering is required, initiate contact with engineering firm and secure

Physical Demands:

  • The position will require the occasional physical ability to climb, and function in elevation changes by means of self-propulsion to include ladders, scaffolding, stairs, etc. 

  • Ability to negotiate construction work areas in a safe manner and behavior. 

  • Performing the duties, the employee will regularly be in an active onsite construction environment where they will be exposed to moving mechanical components & equipment.

Construction Project Manager

Description of work:

The Project Manager is responsible for a project’s performance. This is accomplished through close collaboration with Project Engineers (PE’s), designers, in-house fabrication team, field personnel, and Senior Project Management. The PM may also function as a Project Engineer (PE) depending on the job size. PM III is a natural progression from the PM II position. 

In addition to their normal project responsibilities, Level III team members are expected to train, develop and coach those who work with them when applicable (PE’s, and in some cases, other PM’s). It is expected of this individual that she/he will provide clear direction and guidance to level I and II team members in a constructive and collaborative approach.

Qualifications:

  • Minimal of 2-4 years of higher education (Construction Management or Engineering preferred) or (7) years of trade experience (without the degree).

  • Capable of managing up to $10M+ valued projects

  • Professional Engineer License valued. (Preferred)

  • Federal, state and local knowledge and experience.

  • Knowledge and experience with Word, Excel, MS Project, and G-suite.

  • Knowledge with Primavera P6 Scheduling Software is valued. (Preferred)

  • Goal-oriented

  • Communication: excellent oral presentation and written skills required.

  • Interpersonal: able to work well and persuade people at all organization levels.

  • Organizational: able to plan, prioritize, organize and monitor activities and projects. 

  • Collaboration: Able to work well in a group environment and foster a team approach.

Primary Job Responsibilities:

Schedule Management: Understand and track the project schedule.

  • Customer Schedule: Receive, digest, and understand regular project schedule updates from the customer and what the customer’s expectations are for NMI’s SOW. 

  • NMI Internal Project Schedule: 

    • Create a baseline a baseline gantt chart schedule to NMI’s standard format combining the information provided by the customer and an understanding of NMI’s business.

    • Update the baseline schedule monthly accounting for all project shifts that affect NMI’s SOW.

    • Distribute this schedule and the information therein to the NMI internal teams so they are aware of their expectations. Specifically:

      1. Submittal and fabrication drawing due dates to the Design Department.

      2. Fabrication due dates to the shop.

  • Coordinate schedule changes with the internal teams to adapt the work plans to meet (or adjust) new expectations given by the customer.

    • NMI Internal 4 Week Look Ahead: Weekly generate and distribute a 4 week look ahead schedule with the Field Foreman for on-site work (NMI’s Traculator).

    • Schedule-related Escalation: Formally notify the customer and escalate to resolution per contract specifications when:

      • The customer does not provide NMI clear deliverable dates on their schedule.

      • The project schedule updates from the customer affect NMI’s planned work.

      • RFI’s, Submittals, and CO’s being tracked by the NMI’s PE are not being responded to in a timely manner.

  • Finance Management: Understand, track, and control the project finances:

    • Budget & Cost Tracking:

      • Dissect and understand the budget provided by the Estimating Team, both the dollars and the hours.

      • Utilize the Traculator to:

        • Communicate the budgeted hours to the NMI Internal Teams.

        • Project and plan for how hours will be spent on a weekly basis.

        • Track how hours are actually spent weekly

          • Ensure that hour budgets are not being exceeded. If they are, meet with the relevant team to create a corrective action plan for the budget

          • Approve vendor invoices and ensure that budget is not being exceeded.

  • Billing:

    • Generate NMI’s Schedule of Values (SOV) that will keep the project overbilled and cash-flow positive.

    • Provide the NMI Accounting Department with the information to bill monthly per progress payment negotiation with the customer.

    • Project the billing amounts per month for the next 3-9 months.

  • Work In Progress (WIP): Estimate the amount of work remaining on the project monthly.

  • Internal Planning:

    • Facilitate Project Kickoff Meeting

    • Facilitate Detailed Kickoff Meetings with design, shop, and field departments to review SOW.

    • Ensure your project’s SOW items are on track at the weekly Production Meeting.

    • Ensure that team members are communicating efficiently. If there is a gap, step in to make sure the communication goes through.

    • Strategize with field foreman, designers, fabricators to establish the most efficient means of installation possible. This may include design tweaks, picking eye placement, installation sequence, etc. and can occur at all phases of the project; it is especially impactful during design.

    • Coordinate with the field foreman for the next upcoming work on site, ensure that materials will be delivered in time for the work, and that the site and other trades are ready to receive that phase of the work. Expectation is to visit the project site 1x per week minimum when NMI’s SOW is active.

  • Customer Management: Manage working relationships with NMI’s customers/owners.

    • Attend weekly meetings as required.

    • Correspond regularly and promptly to customer’s requests (phone, email, voicemail, verbal, etc.)

    • Document significant changes in writing confirmation from the customer.

    • Plan and sequence work together to ensure optimal performance

    • Work through construction issues and adapt plans as needed. This may require scheduling and leading a meeting together with the various parties involved.

    • Estimate and provide change orders (CO’s) when applicable.

    • Attend and speak on behalf of NMI at Project Labor Agreement (PLA) meetings when applicable

  • Subcontractor Management:

    • Schedule and facilitate meetings as required.

    • Correspond and coordinate regularly (phone, email, voicemail, verbal, etc.)

    • Ensure that subcontracts and associated documents are in place for the subcontractor to work for NMI.

  • Lead:

    • Coach and explain industry best-practices and project management strategy to team members when there is opportunity.

    • Demonstrate leadership in Health, Safety & Environmental protection on the project and ensure that the project provides a safe workplace.

  • Report:

    • Prepare monthly project updates for supervisor and company management. Specific items to present:

    • Updated gantt chart schedule

    • Updated traculator with tracked and costed hours

    • Gross Margin

    • Facilitate post-mortem meetings with the entire team after projects completion to present the project’s lessons learned in a positive and constructive manner.

Senior Estimator

 

The Senior Estimating plans, directs and coordinates the estimating and bidding schedule for construction and related trades specialty projects including but not limited to misc. metals, specialty metals & mechanical equipment,  metal fabrication and installation activities to ensure that only profitable projects are bid and won. 

 

Primary Responsibilities:
ESSENTIAL DUTIES AND RESPONSIBILITIES include, but are not limited to the following.  These duties describe the minimum activities of this position.  These duties are subject to change in order to accommodate the needs of the company. 

  • Seek a scope breakout from the client or GC. If the client does not have the scope clearly defined, facilitate estimator in doing a takeoff where an applicable scope is identified. 

  • Review plans and specifications for completeness

  • Review and procure bonds and insurance as required

  • Creation of subcontractor lists and development of bid packages

  • Prepare bid submission documents 

  • Perform quantity surveys (takeoffs) to determine the amounts of labor and materials necessary to complete the work  

  • Attend pre-bid meetings

  • Ensure that we have the proper coverage from subcontractors on bid day

  • Obtain bids from vendors and subcontractors by specifying materials; identifying qualified subcontractors; negotiating prices

  • Submit requests for information to the owner, architect/engineer or GC before deadlines

  • Prepare work to be estimated by gathering proposals, drawings, specifications, and related documents independently.

  • Identify material and time requirements by studying proposals, drawings, specifications, related documents, and addendums

  • Solicit and maintain communication with subcontractors and vendors

  • Transmit addenda and other bid information to subcontractors

  • Review and analyze estimated vs. actual costs

  • Analyze documents for Best Value

  • Provide complete conceptual and final estimating input on complex projects

  • Track actual field productivity rates to create accurate units costs for Estimating Department use

  • Participate in client interviews and attend business development functions

  • Develop and maintain a positive working relationship with clients, architects, subcontractors and suppliers


Project Turnover: 

  • Properly turns over bid documents and sub buyout information to Project Management in a timely manner as soon as a letter of intent is provided. 

  • Work with business development to follow up and seek the outcome of bid and proposal. If negotiation is needed, the Senior Estimator will facilitate. 

  • Review drawings with the Project Management team and highlight areas of concern. These areas might be scope, budget, schedule or contract related. 

  • Ensure that quotes provided by subs are honored and the timeline of quote expiration is managed. 

  • Ensures that subs are aware of (and commit to) the project schedule.

  • Properly turns over bid documents and sub buyout information to Project Management in a timely manner as soon as a letter of intent is provided. 

 

QUALIFICATIONS:
Education and/or Experience: 

  • Four year degree in Construction Management or Civil Engineering or equivalent combinations of technical training and experience. 

 
Language Skills: 

  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.  Ability to speak effectively in one-on-one situations with customers and employees. 

 
Mathematical Skills: 

  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.   

Reasoning Ability: 

  • Ability to interpret a variety of instructions furnished in written and oral form. 

 
Certificates, Licenses, Restrations: 

  • Valid driver’s license and good DMV record to operate vehicles on company’s behalf.

  • Other Skills and Abilities: 

  • Proficient in MS Office (Access, Excel, PowerPoint, Outlook, Publisher, and Word). 

  • Proficient in BlueBeam and On-Screen Takeoff. 

  • Ability to work without supervision and to meet deadlines.
